Lots That Carry More Than Cars
Parking lot paving in Ontario has to account for the region's freight economy. Ontario International Airport is a major cargo hub for FedEx and UPS, and the city sits where Interstate 10, Interstate 15 and State Route 60 meet. That means many lots here see delivery trucks, box vans and semis alongside customer cars. A lot built only for cars will rut and break up along truck routes, at dumpster pads and at loading areas within a few summers.
Designing the section
HomeGuide recommends 4 inches or more of asphalt for commercial lots and heavy wear. In practice we often split a lot into zones: a standard section for parking stalls and a heavier section, or concrete pads, where trucks turn, stop and load. Trash enclosures are a common failure point because the truck's front wheels land on the same square of asphalt every week; a concrete pad there usually pays for itself.
Drainage
Ontario gets only about 11.6 inches of rain a year, but it arrives in a handful of storms. Lots that pond after those storms lose their base and start to pothole. We check the existing grades, inlets and gutters and set slopes so water moves off the pavement. Many newer commercial sites have stormwater features in their approved plans, so we work to the existing drainage design and do not reroute water without the owner's engineer.
Keeping the business open
Most lots can be paved in sections. We map out phases so customers, tenants or residents always have an entrance and some parking, and we schedule noisy work around business hours where we can. Fresh asphalt in summer heat needs time to cool before traffic, so phases are planned with that in mind.
Reconstruction, overlay or repair?
Not every worn lot needs to be torn out. If the base is solid and the problems are surface cracking and oxidation, a milled overlay can give you a new surface for less. If there are areas of alligator cracking and potholes, those sections are cut out and rebuilt first. We walk the lot with you and mark which areas need which treatment, so the quote reflects the actual condition.
Striping and accessibility
A new or resurfaced lot needs a new layout. When restriping, the 2010 ADA Standards apply to accessible stalls, aisles and signs, and we lay out the lot to those dimensions. Striping is quoted as its own line.

Published national ranges; each guide calculates its own way, so the figures do not line up exactly. Prices in the Inland Empire can differ, and removal, base repair, access and minimum charges move the total. The figure on your written estimate is the price.
How It Works
1. Walk the lot
We map failed areas, drainage, truck routes and access points.
2. Scope and phasing
You get a written scope by area, with a phasing plan to keep the site open.
3. Base and repairs
Failed sections are removed and rebuilt before new asphalt.
4. Paving
Asphalt placed and rolled area by area, then allowed to cool before traffic.
5. Layout and striping
Stalls, accessible spaces, arrows and fire lanes are laid out and painted.

Parking Lot Paving Questions
How long does it take to pave a parking lot?
A small lot can be done in a few days. Larger lots are done in phases over one to several weeks, depending on size, base repairs and how much of the lot must stay open. We give you a schedule with the quote.
Can you work at night or on weekends?
Often, yes, when the site and local noise rules allow it. Tell us your hours and busiest days at the estimate and we will plan the phases around them.
How long does a parking lot last?
HomeAdvisor puts resurfacing at about every 15 to 20 years, with sealcoating every two to five years in between. Lots with heavy truck traffic or poor drainage wear faster, which is why we look closely at both.
Do you handle HOA streets and private roads?
Yes. Private streets in gated communities and HOA lots are paved and maintained much like commercial lots, and we can phase the work so residents keep access.
