Paving on Upland's Long Slope
Asphalt paving in Upland starts with the grade. The city rises from about 1,175 feet at 7th Street and Euclid Avenue to 2,000 feet at 24th Street, a climb of 825 feet over 4.25 miles. Water from winter storms runs downhill toward the south, and on many north-south streets, every driveway is a small ramp. That slope is a gift for drainage if the pavement is shaped to use it, and a problem if water is allowed to run down the middle of a driveway and under the garage door.
Grading for runoff
On sloped driveways, we set the cross-slope so water runs to one side and into a landscaped area or the street gutter, rather than straight down the center. Where a driveway falls toward the house, a trench drain or a swale at the garage may be needed, and we point that out at the estimate. Steeper sections also need careful compaction, because hot asphalt can creep downhill under the roller if the base is not firm.
Homes from the boom years
Upland grew from 15,918 residents in 1960 to 32,551 in 1970, more than doubling in a decade, and kept growing to 79,040 by 2020. A lot of homes date from that 1960s and 1970s wave, and their driveways have had fifty years of sun. Many still have a sound base under a tired surface, which makes them good candidates for a milled overlay. Where tree roots from the mature street trees have lifted the asphalt, the lifted section is cut out and rebuilt.
Older Upland and Euclid Avenue
The oldest part of Upland, once called North Ontario and nicknamed Magnolia after a local hotel, lies east of Euclid between 8th Street and Arrow Highway. Euclid Avenue itself, with its three-mile median bridle path, has been on the National Register of Historic Places since 2005. Properties near the historic core often have narrow lots, detached garages and long drives along the side of the house, where a careful asphalt job with clean edges matters.
Commercial lots on Foothill
Foothill Boulevard was part of U.S. Route 66, and today it is lined with shopping centers, restaurants and offices. Those lots see steady car traffic and regular deliveries. We repair, overlay, seal and restripe them in sections to keep businesses open.
Typical Upland projects
In north Upland, above Foothill and toward 24th Street, the driveways are steeper and longer, and the main work is replacement with better drainage. In the older neighborhoods near downtown, it is side drives, detached garages and repairs around mature trees. In the 1960s and 1970s tracts between the 10 and the 210, it is often a milled overlay on a sound base, or a sealcoat with crack filling for driveways that are worn but still level. For business lots on Foothill Boulevard and Mountain Avenue, it is sealing, patching and restriping on a regular cycle so the lot never reaches the point of full reconstruction.
Planning an Upland project
Upland's rain comes mostly in winter, and storms on the slope send water fast toward the south. Spring through fall is the best paving window. We avoid placing new base right before a storm, and on sloped driveways we finish the paving the same day the base is completed whenever we can.

- A steady climb north. Upland rises from 1,175 feet at 7th Street and Euclid Avenue on its southern edge to 2,000 feet at 24th Street and Euclid, a gain of 825 feet over 4.25 miles toward the San Gabriel Mountains.
- A city born in 1906. Residents voted 183 to 19 to incorporate on May 5, 1906, and the state recorded the new city on May 15, 1906. The area had been known as North Ontario and as Magnolia.
- Doubled in the 1960s. Upland grew from 15,918 people in 1960 to 32,551 in 1970, a 104.5 percent jump, and reached 79,040 at the 2020 census.
- A historic avenue. Euclid Avenue, planned by George Chaffey and now part of State Route 83, was added to the National Register of Historic Places in 2005. Its median bridle path runs for 3 miles.

Upland Questions
My Upland driveway is steep. Does that change the job?
Yes. Slope affects compaction and drainage. We build a firm base so the asphalt does not shift while it is rolled, and we shape the surface so water runs to the side instead of toward the garage.
Can roots from street trees be dealt with?
We cut out and rebuild the lifted section of asphalt. What happens to the roots or the tree is up to you and, if the tree is in the parkway, the city.
Is an overlay enough for a 1960s driveway?
Often, if the base is solid and there is no sinking or alligator cracking. We check before recommending it.
Is a sealcoat worth it on an older Upland driveway?
If the asphalt is gray but still level and mostly intact, yes: crack filling and a sealcoat cost far less than an overlay and slow further sun damage. If it is breaking up, sealing will not help much.
Do I need city approval to change my curb cut in Upland?
Work in the street right-of-way generally needs city approval. We check the City of Upland's current requirements for your project before scheduling.
Will rain delay my job?
Sometimes. We do not pave on a wet base, so a winter storm may push the date a day or two.
