When an Overlay Makes Sense
Asphalt resurfacing adds a fresh layer of hot-mix over existing pavement instead of tearing it all out. In Ontario, where hard freezes are rare, a lot of older pavement has a perfectly good base and a worn-out top: it has turned gray, lost fine material, and developed shallow cracks from years of sun. For that kind of pavement, an overlay is often the best value. For pavement that is sinking, rutting deeply or broken into small pieces, it is not, and we will say so.
Is resurfacing worth it?
HomeGuide puts an overlay at about $1 to $3 per square foot for a 1.5 to 2 inch hot asphalt layer, and says it can save 20 to 30 percent compared with replacement on a driveway in reasonable condition. The savings disappear if the base underneath has failed, because the old cracks reflect up through the new layer within a year or two. That is why every resurfacing estimate starts with a close look at the cracking pattern and any soft areas.
How we resurface
- Repair first: failed areas are cut out and rebuilt so the overlay sits on solid ground
- Mill where needed: grinding along garages, curbs and gutters keeps the finished height level with concrete so water still drains
- Clean and tack: the old surface is swept and coated with a tack coat so the new layer bonds
- Pave and roll: new hot-mix is placed and compacted to the thickness in your quote
Height and drainage
An overlay raises the surface. Against a garage slab, a sidewalk or a curb, that extra height can create a lip or send water the wrong way. Milling the edges, or the whole area, lets us add new asphalt without changing the finished height. On lots with gutters and inlets, we check that water will still reach them after the overlay.
In the Inland Empire sun
Surface oxidation is the main reason Ontario pavement looks old before its time. An overlay replaces that brittle top with fresh binder, and a sealcoat after it cures slows the cycle down. Like any new asphalt, a fresh overlay stays soft in midsummer, so we keep traffic off it until it cools.
What This Covers
Resurfacing for driveways, lots, private streets and HOA roads.
Edge milling
Grinding along concrete, curbs and gutters so the new surface sits flush.
Full-depth patches
Failed areas removed and rebuilt before the overlay goes down.
Tack coat
A bonding layer that ties the new asphalt to the old.
Hot-mix overlay
A new wearing course, typically 1.5 to 2 inches, compacted in place.

Typical Asphalt Resurfacing Costs
| Item | Published national range |
|---|---|
| Overlay, 1.5 to 2 in hot asphalt (HomeGuide repair guide) | $1 to $3 per sq ft |
| Driveway resurfacing (HomeGuide driveway guide) | $3 to $7 per sq ft |
| Driveway resurfacing (Angi repair guide) | $1 to $4 per sq ft |
| Typical driveway resurfacing total (Angi) | $500 to $2,000 |
| Saw-cut patch before overlay (HomeGuide) | $4 to $12 per sq ft |
Published national ranges; each guide calculates its own way, so the figures do not line up exactly. Prices in the Inland Empire can differ, and removal, base repair, access and minimum charges move the total. The figure on your written estimate is the price.
How It Works
1. Condition check
We look at the crack pattern, soft spots and drainage to see whether an overlay will last.
2. Written options
You get an overlay price and, if useful, a replacement price to compare.
3. Prep
Repairs, milling at edges, cleaning and tack coat.
4. Overlay
New hot-mix placed and rolled, transitions finished.

Asphalt Resurfacing Questions
How long does an overlay last?
On a sound base and with sealing every few years, an overlay can last many years. On a failing base it can crack again within one or two seasons, which is why we check the base before recommending one.
Will an overlay raise my driveway above the garage floor?
Not if the edges are milled. We grind down the old asphalt along the garage slab, walkways and curb so the new layer finishes flush.
Can you resurface just part of a lot?
Yes. Lots are often resurfaced in sections, with the worst areas done first. Joints between new and old areas are cut straight and sealed.
What is the difference between resurfacing and sealcoating?
Sealcoating is a thin liquid coating that protects existing asphalt. Resurfacing adds a new layer of hot-mix asphalt, typically 1.5 to 2 inches thick, and fixes surface wear that sealcoat cannot.
