Paving for Three Communities in One City
Asphalt paving in Rancho Cucamonga serves a city that is younger than most of the houses in it. Alta Loma, Cucamonga and Etiwanda voted to combine on November 30, 1977. The new city had 55,250 residents in 1980 and 101,409 by 1990, and the 2020 census counted 174,453. Before that, this was vineyard country; the city seal still shows a cluster of grapes, and Tiburcio Tapia started what is described as California's first winery on the rancho in 1839.
On the alluvial plain
Rancho Cucamonga sits on an alluvial plain just below the San Gabriel Mountains, at an elevation of about 1,207 feet. The ground is mostly sand, gravel and cobble washed out of the canyons. It drains well and compacts firmly when worked properly, but large rocks in the subgrade can make grading slow, and pockets of loose sand need to be dug out and replaced with aggregate. The northern neighborhoods in Alta Loma sit higher on the slope, so many driveways there are noticeably sloped.
HOA communities
Much of the city was built as planned communities with HOA-maintained private streets, parking areas and alleys. Those surfaces are on a maintenance cycle: crack filling every year or two, sealcoating every few years, and overlays when the surface wears out. We work with HOA boards and property managers, phase the work so residents always have access, and post notices ahead of time.
The logistics district
The area around Milliken Avenue holds about seven square miles of distribution centers and manufacturing, close to Interstate 15 and Ontario International Airport. Truck courts and drive aisles there need heavy pavement sections, and trash enclosures and dock aprons often do better in concrete. We quote heavy-duty patches, overlays and full reconstruction for those sites.
Sun and wind
The city averages about 287 sunny days a year and a July mean high of nearly 94 degrees. That sun is what turns asphalt gray. A regular sealcoat schedule is the cheapest way to slow it down.
Where we work most in Rancho Cucamonga
Alta Loma, north of Base Line, has the older custom homes and the steepest driveways, and many of them are due for replacement. Central Cucamonga and the Terra Vista area have 1980s and 1990s tracts with HOA streets and community lots, which usually need sealing, crack filling and overlays on a schedule. Etiwanda, on the east side, has the newest homes, where the work is mostly RV pads, side-yard parking and protecting young asphalt. Along Foothill Boulevard and around Victoria Gardens and the Milliken corridor, commercial and industrial lots need heavy-duty patching and frequent restriping. In every area, we check the subgrade for loose sand pockets and large cobbles before paving.
Planning a Rancho Cucamonga project
With most days sunny and summers in the 90s, spring and fall are the best seasons for paving and sealing here. Winter work is possible between storms.

Rancho Cucamonga Questions
Do you work with HOAs in Rancho Cucamonga?
Yes. We quote crack filling, sealcoating, overlays and striping for HOA streets and lots, and we phase the work and post notices so residents keep access.
My Alta Loma driveway has big rocks under it. Is that a problem?
Not usually. Rocky ground compacts well. The problem spots are loose sand pockets and areas where the old base has washed out, and we replace those before paving.
Can you pave truck courts near Milliken?
Yes. We size the pavement for truck traffic and recommend concrete where trucks stand and turn.
How long does an HOA street overlay take?
A typical neighborhood street is milled, repaired and paved in a few days, done in sections so residents keep access. We post notices ahead of time and coordinate with the property manager.
Can you pave around large cobbles in the ground?
Yes. Rocky ground is generally firm. We remove large cobbles near the surface and add aggregate base so the asphalt has an even bed.
Is spring a good time to seal?
Yes. Mild, dry weather is ideal for sealcoat to cure.
