Paving Across a City That Keeps Growing
Asphalt paving in Ontario covers more than a century of building. The Chaffey brothers laid out the Ontario Model Colony in 1882, with Euclid Avenue as its broad, tree-lined spine, and the city incorporated in 1891. After World War II, defense-industry jobs brought a housing boom that filled the central and northern parts of town with ranch houses. Then, in 1999, the agricultural preserve in the south was rezoned for homes and businesses, and the area now known as Ontario Ranch has been building out ever since. The 2020 census counted 175,265 residents, and the estimate for 2025 is about 187,000.
Older neighborhoods
Many of the postwar driveways north of the 60 Freeway have been resurfaced, patched and sealed several times. When the surface has turned gray and brittle but the driveway is not sinking or rutting, a milled overlay or a sealcoat with crack filling may be all it needs. When there is widespread alligator cracking, the base is done, and we recommend removing the old asphalt and starting over. Older lots also tend to have narrower single-car approaches, so if you want a wider driveway, plan on a conversation with the city about the curb cut.
Ontario Ranch and newer tracts
Newer homes in the south of the city usually came with concrete driveways, but many have asphalt side yards, RV pads, private alleys and HOA streets. Those surfaces are young, so the goal is to keep them that way: seal the asphalt once it has cured, fill cracks while they are small, and watch areas where trash trucks and delivery vans turn. Part of south Ontario is still dairy land, and properties at the edge of the farm areas sometimes have long gravel drives that can be converted to asphalt.
Business and industrial lots
Ontario International Airport, which began as a municipal field in 1929, is one of the busiest cargo airports in the country and the city's largest employer. FedEx and UPS run major freight operations there, and the warehouse districts near the airport and along I-15 are full of truck traffic. Lots in that part of town need heavier sections at truck routes, loading docks and trash enclosures, plus tight scheduling so operations keep running. We pave in phases and restripe once the asphalt has set.
Heat and dust
Ontario's July average high is 93.8 degrees, and the city has recorded 118. Fresh asphalt needs time to cool before traffic, and sealcoat needs moderate temperatures to cure, so summer work starts early in the day. Dust control follows South Coast air district Rule 403: we water grading work and sweep tracked dirt off the street by the end of the day.
Common Ontario jobs, by neighborhood
- Central and north Ontario: overlays and replacements on postwar driveways, crack filling and sealcoating, and repairs where parkway trees have lifted the edge
- Downtown and along Euclid: narrow side drives to rear garages, small commercial lots and alley parking behind storefronts
- South of the 60 and Ontario Ranch: sealing young asphalt, RV pads, HOA streets and private alleys
- Airport and I-15 warehouse districts: heavy-duty patches, truck court overlays, concrete dumpster and dock pads, and restriping
Whatever the job, the estimate covers the base, the drainage and the transitions, not just the surface.

.Ontario at a Glance
- A planned colony. George, William and Charles Chaffey founded the Ontario Model Colony in 1882, naming it after their home province in Canada. Euclid Avenue, now State Route 83, was laid out with a wide grassy median, and Ontario incorporated in 1891.
- Hot, dry summers. Ontario's 1991-2020 normals give a July mean high of 93.8 degrees and a January mean low of 44.6 degrees, with about 11.64 inches of rain a year. The record high is 118 degrees, and Santa Ana winds are frequent in autumn and winter.
- From dairy land to Ontario Ranch. In 1999 the agricultural preserve in south Ontario was rezoned for residential and commercial use. First called the New Model Colony, it became Ontario Ranch, and dairy farming still continues in parts of the south.
- Homeowners who stay. Census estimates for 2020-2024 put Ontario's owner-occupied rate at 58.0 percent, the median owner-occupied home value at $607,600, and household size at 3.34 people, with 92.5 percent of residents in the same home as a year earlier.

Ontario Questions
Do I need a permit to repave my driveway in Ontario?
Repaving on your own property often does not involve the city. Work on the driveway approach, curb or sidewalk in the public right-of-way is a different matter. We confirm the City of Ontario's current requirements for your project before scheduling.
My driveway in an older part of Ontario is gray and cracked. Replace or reseal?
If the cracks are separate lines and the surface is not sinking, crack filling and a sealcoat can buy years. If cracks connect into a web and the driveway dips, the base has failed and replacement is the better value.
Do you pave warehouse and truck yards near the airport?
Yes. We size the pavement for truck traffic, use heavier sections or concrete where trucks stop and turn, and phase the work so the site keeps operating.
How soon can I park on new asphalt in an Ontario summer?
Usually after two or three days for cars, but in July and August it can take longer for the surface to firm up. Keep heavy trucks and trailers off for longer, and avoid turning the wheel while parked for the first few weeks.
Can you fix ruts in my truck yard without closing it?
Usually. We cut out and rebuild the rutted lanes in sections, often over a weekend or overnight, so part of the yard stays usable while each section is done.
